Friendly reminder (Architectural and Landscaping improvements)

Hello friends and neighbors! Wanted to remind everyone in the community that it’s required to submit a request for improvements to the Architectural Review Committee of the HOA Board any time you want to improve your lot. In the dozens of requests that have been submitted, very few have been disapproved. The intent of the review committee is definitely not to stand in anyone’s way who wants to make improvements. The review committee needs to ensure any improvements fall within the guidelines of the covenants as well as falling in line with the general aesthetic design of the neighborhood. Not the neighborhood is required to be homogeneous, but we probably don’t want scattered fences that are pink (or yellow or any other color) as that definitely tends to detract from the aesthetic. Ya’ll get the idea!

Another reason for submitting a request before undertaking improvements is to protect you, the homeowner. If, for some reason, the work you are proposing is actually not part of your property or that of the HOA, you could be personally liable! We would like to do our best to protect your interests in cases like that and although it may seem far-fetched, we recently encountered just such a case. While it is the sole responsibility of the homeowner to ensure compliance with local codes, laws, and property lines, the board is aware of common mistakes and will make a best effort to share potential issues.

So we welcome your submissions to improve your property and will do our best to support your ideas and dreams! As of now, we have NO pending requests, all our requests are up to date and have been acted on.

As always, the Board can be reached with any questions. Contact our property management group and if they are unable to give you an answer, your question will be forwarded up to the Board.
